Henry James Rimell - 1936

Documents relating to 23 Percy Street, St Pancras, London.

This property had been owned by George James Rimell since about 1916 and were passed to his son, Henry James Rimell when he died (probate dated 15th January 1925). The property was subsequently sold to Edith Mary White by a conveyance dated 27th April 1926.

Most of the early correspondence in the bundle were attempts to sell the Manorial land rights to Henry James Rimell under statutory provisions. Under these provisions Henry James Rimell would have been required to pay 30% of the gross annual value of the property (assessed as 30% of £235 = £70-10-0d) plus the Lords costs of £7-10-0d. Henry James Rimell indicated, through his Solicitors that he did not want to purchase these rights

In about 1925 the law was changed to allow a voluntary agreement and a revised offer was put to Henry James Rimell. He accepted this offer to Extinguish the Manorial Rights for £53-1-4d.

An Agreement to Extinguish Manorial Rights dated 9th May 1936 between the Right Honourable Algernon Fitzroy MP, The Speaker of the House of Commons, the Honourable Charles Fitzroy of North House, North Carlton, Worksop, Nottinghamshire of the one part and Henry James Rimell (herinafter called the Land Owner) of White Garth, Hilders Lane, Marlpit, Edenbridge, Kent of the other part.

....... convey unto the Land Owner ALL the mines and minerals (if any) on or under the said land and all other rights preserved to the Lords by the Twelfth Schedule to the Law of Property Act 1922.

All that piece or parcel of ground situate lying and being on the North side of Percy Street, Tottenham Court Road in the Parish of St Pancras in the County of Middlesex Together with the brick messuage or dwelling house erected or built thereon and numbered 23 in Percy Street aforesaid and being the fourth house reckoned Westward from Tottenham Court Road the corner house inclusive together with the yard or garden and all appurtenances belonging
